There are many reasons that owners’ circumstances change
and that they want or need to sell a house:
A job change can create a vacant house in one city with the owners in a different city, state or even country. Upkeep becomes difficult and expensive, and property taxes go up when homestead exemptions are no longer available.
Empty nesters sometimes want to downsize in favor of a simpler lifestyle—less house to maintain, minimal yard, more leisure. Some of these are older and need help with the process.
Physical limitations call for a different living arrangement.
At times heirs suddenly find themselves with a house that is part of an estate that needs to be liquidated.
All of these situations can present special needs to get a house ready for market and sold. The process can be overwhelming, and even relatives who want to help may live out of town or find the process too time- and labor-intensive or too much of an emotional burden. I have experience with this growing market and can help manage any part or all of the process:
Estate sale specialists. Consignment shops. Free pick-up for donated items. Clean up the house. Necessary repairs for marketing. Maintain the yard. Determine if the house is a candidate for my staging. How to price fairly.
Any of these steps may require someone to make the right contacts and then meet them at the property for access and oversight and even payment. I have experience in all phases of this work and am uniquely qualified to help.
